The much-awaited Missing Link infrastructure project on the Mumbai–Pune Expressway is set to reshape the real estate landscape across the extended Mumbai Metropolitan Region (MMR). This ambitious development is expected to significantly enhance the appeal of emerging corridors collectively referred to as “Mumbai 3.0”, with locations like Karjat, Neral, and Lonavala rapidly gaining traction as high-potential residential and second-home destinations.
The Missing Link project, designed to bypass the challenging ghat section, will reduce travel time between Mumbai and Pune by nearly 20 to 25 minutes. Beyond easing congestion on one of India’s busiest expressways, the project is expected to unlock new micro-markets along the corridor. Improved connectivity will act as a catalyst for infrastructure-led growth, encouraging both homebuyers and investors to look beyond the saturated city core.
Among the biggest beneficiaries are Karjat and its surrounding regions, which are witnessing a steady rise in real estate activity. Developers are increasingly focusing on plotted developments, villa communities, and wellness-driven second homes. These areas offer a unique blend of affordability, natural surroundings, and improving civic infrastructure, making them attractive for both weekend retreats and long-term investments.
Ms. Unnati Varma, Director at ORA Land (by ORA Group), highlighted the project’s transformative impact. She noted that improved connectivity will drive strong demand for lifestyle-oriented housing, as modern homebuyers seek a balance between accessibility and quality of life. According to her, destinations like Karjat are well-positioned to emerge as viable extensions of Mumbai’s residential landscape.
The concept of Mumbai 3.0, which includes peripheral growth zones beyond Navi Mumbai and Panvel, is gaining momentum due to a series of large-scale infrastructure projects. These include the Mumbai Trans Harbour Link and the upcoming Navi Mumbai International Airport. Together with the Missing Link, these developments are reshaping the real estate narrative by decentralising demand and fostering the growth of new urban clusters.
Adding to this perspective, Mr. Kamlesh Thakur, President of NAREDCO Maharashtra, stated that the project will redefine connectivity between Mumbai and Pune while opening up high-potential corridors. He emphasised that improved mobility will not only boost demand in emerging locations but also help decongest established urban centres.
Mr. Gautam Thacker, Founder President and Chairman of NAREDCO Raigad, pointed out that regions like Neral and Karjat are already witnessing increased interest from developers and homebuyers, particularly from Pune. With smoother connectivity between key cities, these areas are expected to experience accelerated real estate development.
Industry experts believe that as infrastructure continues to improve, demand will increasingly shift towards these emerging corridors. With relatively lower entry prices compared to Mumbai and Navi Mumbai, and rising lifestyle aspirations, locations such as Neral, Karjat, Khopoli, and Lonavala are well-positioned to benefit from the next wave of growth.
As Mumbai’s urban expansion continues, the Missing Link project stands out as a crucial enabler, bridging distances and unlocking new opportunities for balanced and sustainable development.
