Mumbai’s eastern suburbs are set for a big change with Metro Line 2B Phase 1 nearing readiness. The Mandale–Diamond Garden corridor promises faster travel, better connections, and fresh opportunities in real estate.
The Mumbai Metropolitan Region Development Authority (MMRDA) has confirmed that all required rectifications are complete. The Commissioner of Metro Railway Safety (CMRS) has inspected the line, and once certified, operations are expected to begin by December 2025.
This first stretch covers 5.39 km with five stations between Mandale and Diamond Garden. It forms part of the DN Nagar–Mandale Metro, a key east-west link that aims to ease congestion and improve access across Mumbai. The full corridor is expected by 2027.
Experts believe the launch will spark property growth in Chembur, Mankhurd, Wadala, and nearby areas. Improved access is likely to raise demand, boost rental yields, and attract more developers to these micro-markets.
“Transit projects directly impact property demand,” said a senior analyst. “With Metro Line 2B Phase 1, we expect stronger housing interest, better rental returns, and new transit-linked developments.”
Chandak Group echoed the sentiment, highlighting strong housing demand in Chembur. The group noted that the metro will improve links to job hubs, encourage new project launches, and speed up sales. Their Chembur (E) project, Chandak Highscape City, has already drawn solid buyer and investor interest.
Properties around the five stations are tipped to gain higher prices as commuting becomes easier. Developers may also introduce mixed-use projects and benefit from potential FAR relaxations. Ancillary upgrades such as feeder buses and improved roads will add to neighborhood appeal.
While price growth is expected, experts note that benefits will roll out gradually as operations stabilize and related infrastructure develops.
For now, Mumbai’s property market is watching closely. With the Mandale–Diamond Garden stretch set to open, the eastern suburbs could soon become the city’s next real estate hotspot.
