Mumbai is set to emerge as the ‘Waterfront Capital of India’ with the development of ‘Bandra Bay’, a premium coastal belt poised to transform the city’s skyline. Backed by leading developers such as Adani Realty, Hiranandani Communities, Oberoi Realty, Godrej Properties, L&T Realty, and The Wadhwa Group, the project aims to redefine luxury living with world-class architecture, scenic waterfront views, and cutting-edge amenities.
The report further highlights that Mumbai’s premium waterfront homes command a 15–20% price premium, and Bandra Bay, with its limited supply and elite positioning, is set to outperform the market. Prices in this emerging belt could reach ₹1.2 lakh per sq. ft., making it one of the most expensive real estate zones in the country.
The transformation of Bandra Bay is supported by more than ₹2.62 lakh crore worth of infrastructure investments since 2002, including the Coastal Road, Sea Link, Atal Setu Bridge, Metro Lines, and Western and Eastern Expressways, ensuring seamless connectivity to South Mumbai, BKC, and the international airport.
Speaking at the launch, Ashish Shelar said the Bandra region is set to redefine Mumbai’s urban narrative and become a world-class township integrating infrastructure, culture, and innovation. Dr. Niranjan Hiranandani noted that Bandra Bay will soon become Mumbai’s next icon for premium living, while Sumesh Mishra, Founder of Lighthouse Proptech, called it a movement that will attract global investors.
