India’s real estate sector is undergoing a structural transformation, moving beyond its traditional identity of land and buildings to emerge as a mature, transparent, and globally competitive asset class. This evolution was at the centre of discussions at Accelerate 2026 held in Mumbai, where more than 750 industry experts, investors, and policymakers gathered to outline the sector’s future roadmap.
A key highlight of the summit was the clear transition from informal “family funding” to institutional investment. Modern financial instruments such as Real Estate Investment Trusts (REITs), Small and Medium REITs, and private equity are increasingly driving capital inflows into the sector. This shift is helping formalise the market, improve governance standards, and align Indian real estate with global investment practices.
Speaking at the event, Dr Niranjan Hiranandani emphasised that India’s urbanisation is expected to reach nearly 50 percent by 2047. This demographic shift is set to significantly reshape demand patterns, leading to the rise of integrated developments, mixed-use spaces, and smart urban infrastructure. As cities expand and incomes grow, the need for quality housing and commercial spaces is expected to surge.
Industry leaders also highlighted the critical role of regulatory reforms in building trust within the sector. Measures such as the Real Estate (Regulation and Development) Act (RERA), the implementation of Goods and Services Tax (GST), and supportive policies from the Reserve Bank of India have enhanced transparency and accountability. These reforms have not only reduced risks for buyers but also boosted investor confidence across both domestic and international markets.
Prashant Sharma noted that these policy interventions have strengthened the credibility of the sector, while Vikas Jain pointed out that investor sentiment is currently at an all-time high. The growing participation of institutional investors, including global funds and private equity firms, reflects the increasing confidence in India’s long-term real estate growth story.
Looking ahead, the sector is witnessing the emergence of new asset classes that are expected to drive future growth. Branded residences are gaining popularity among high-net-worth individuals seeking premium living experiences. Hospitality assets are attracting renewed interest as travel and tourism rebound. Green development is becoming a priority, driven by sustainability goals and regulatory push. Meanwhile, data centres are emerging as a critical segment, fuelled by India’s rapidly expanding digital economy and rising data consumption.
These growth drivers, combined with rising incomes, rapid urbanisation, and a steady inflow of global capital, position India’s real estate sector for sustained expansion. The shift towards a more organised and investment-driven ecosystem marks a significant milestone in the sector’s evolution.
As India moves towards its 2047 vision, real estate is expected to play a pivotal role in shaping urban growth, infrastructure development, and economic progress. The journey from fragmented funding to a globally recognised asset class reflects not just a sectoral shift, but a broader transformation in India’s economic landscape.
