Buying a home is one of the biggest financial decisions for most families, but managing monthly EMIs amid changing interest rates can often become a challenge. To address this concern, Kotak Mahindra Bank has launched its new Hybrid Home Loan, allowing customers to lock their interest rates for up to 65 months before shifting to a floating-rate structure.
Announcing the launch on Monday, the bank said the new offering aims to provide borrowers with greater financial stability during the initial years of homeownership, when families are also managing expenses related to home interiors, children’s education, savings and other household needs.
The Hybrid Home Loan enables borrowers to choose a fixed interest rate period of 39, 52 or 65 months. During this tenure, both the interest rate and the Equated Monthly Instalment (EMI) remain unchanged, even if the Reserve Bank of India increases the repo rate. Once the selected fixed-rate period ends, the loan automatically transitions to a floating-rate structure linked to the repo rate along with a predefined spread disclosed at the time of sanction.
Speaking on the launch, Nakul Saxena, Head – Mortgages at Kotak Mahindra Bank, said that home loans often span several decades and pass through multiple interest-rate cycles. According to him, every policy review by the Reserve Bank creates uncertainty for borrowers about the impact on their monthly EMIs and household budgets. He added that the Hybrid Home Loan provides customers with a predictable repayment structure for up to 65 months, helping them plan their finances with greater confidence during the crucial early years of homeownership.
The bank said the product is available both as a Home Loan and as a Loan Against Property. Unlike many specialised loan products, customers will not have to pay an additional premium for opting for the hybrid structure, as it is priced similarly to the bank’s comparable floating-rate home loans.
Kotak Mahindra Bank also shared an illustration highlighting the potential savings under the new loan structure. For a ₹1 crore home loan with a 25-year tenure and an initial interest rate of 7.60%, borrowers could potentially save around ₹3.46 lakh over a 65-month fixed period if the repo rate rises by a cumulative 125 basis points. In such a scenario, while borrowers on floating-rate loans may see their EMIs increase by nearly ₹7,900 per month, customers under the Hybrid Home Loan would continue paying the original EMI during the fixed tenure.
Similarly, for a ₹75 lakh home loan with the same tenure and assumptions, the estimated savings could exceed ₹2.59 lakh, with borrowers avoiding an increase of around ₹5,900 in their monthly EMI during the fixed-rate period.
The bank clarified that the savings shown are illustrative and based on the assumption of the repo rate increasing from 5.25% to 6.50%, which it noted is the highest level recorded over the past decade. Actual savings may vary depending on individual loan terms and market conditions.
The Hybrid Home Loan is available to eligible salaried as well as self-employed borrowers across India. Key features include predictable EMIs during the fixed-rate tenure, protection against repo-linked interest rate hikes, transparent disclosure of the future floating-rate spread and an automatic shift to the floating-rate structure after the chosen fixed period.
With interest rates remaining a key concern for homebuyers, Kotak Mahindra Bank believes the new offering will help borrowers achieve greater certainty in managing their finances while reducing the impact of future monetary policy changes on their monthly repayments.
