Mumbai’s luxury real estate market continued its strong momentum in the first quarter of FY2026-27, recording nearly 16 luxury home transactions every day between April and June 2026. According to the latest Lighthouse Luxury Report, Mumbai registered 1,499 luxury residential transactions priced above ₹5 crore, with the total sales value reaching ₹14,903 crore during the quarter.
The report, released by Lighthouse Luxury, a Lighthouse PropTech platform, and powered by property registration intelligence platform Zapkey, analysed verified Maharashtra stamp duty and registration data. It highlighted that Mumbai’s luxury housing sector has moved beyond occasional high-value deals and is now witnessing consistent demand from high-net-worth and ultra-high-net-worth buyers.
The city recorded an average transaction value of around ₹164 crore per day during Q1 FY27, while the average ticket size across the luxury segment stood at ₹9.9 crore. April emerged as the strongest month of the quarter, registering 563 luxury property transactions worth ₹5,726 crore.
In May, luxury registrations declined by 22.7 per cent to 435 transactions, with the total value reaching ₹4,492 crore. However, average ticket sizes remained stable at ₹10.3 crore. June witnessed a recovery in transaction volumes, with registrations rising 15 per cent month-on-month to 501 deals, although total sales value adjusted to ₹4,686 crore due to increased demand in the ₹5 crore to ₹10 crore segment.
Among Mumbai’s key luxury real estate destinations, Worli continued to dominate the market, generating ₹2,272 crore through 97 transactions. The area recorded an average ticket size of ₹23.4 crore, maintaining its position as the city’s most premium residential hub.
Lower Parel ranked second with ₹769 crore in sales across 81 deals, followed by Bandra West, which recorded ₹575 crore through 54 transactions. Meanwhile, suburban markets such as Goregaon East, Borivali East, Andheri West, Vile Parle West and Santacruz West emerged as important luxury housing destinations, reflecting the growing expansion of premium developments beyond traditional South and Central Mumbai locations.
The developer landscape was led by Godrej Properties, which recorded ₹1,304 crore across 110 luxury registrations. The company’s Worli project, Godrej Trilogy, emerged as the top-performing luxury development with 37 transactions worth ₹799 crore.
Oberoi Realty secured the second position with ₹889 crore in sales across 92 units, supported by projects including Oberoi Sky City in Borivali East and Oberoi Elysian in Goregaon East. Other major developers contributing to luxury sales included Lodha (Macrotech Developers) with ₹633 crore, Hubtown with ₹531 crore and K Raheja Corp with ₹509 crore.
Commenting on the report, Sumesh Mishra, Founder of Lighthouse PropTech, said Mumbai’s luxury residential ecosystem continues to strengthen as buyers increasingly view premium real estate as a wealth preservation strategy. He added that the growth of suburban redevelopment corridors shows that luxury housing demand is expanding beyond traditional prime locations.
Murtuza Vapiwala, Co-Founder of Lighthouse PropTech, highlighted that AI-based analytics and registration intelligence are helping bring greater transparency to luxury real estate decisions. Sandeep Reddy, Co-Founder of Zapkey, said verified government registration data provides a clearer picture of actual market activity.
The quarter also witnessed notable luxury transactions, including premium leases in Worli and Khar West involving personalities such as Indian cricketer Shreyas Iyer and actor Siddharth Malhotra. With continued demand from affluent buyers and expansion into new micro-markets, Mumbai’s luxury housing segment remains one of the strongest performers in India’s real estate sector.
