Mumbai’s iconic BEST bus depots are set for a major transformation as the Brihanmumbai Electric Supply and Transport (BEST) undertaking has approved a ₹28,000-crore redevelopment plan for 22 depots across the city. The project aims to modernise ageing infrastructure while creating new facilities for commuters, employees and residents.

The redevelopment plan, called “Kayapalat” (transformation), will focus on converting existing depot spaces into modern urban hubs through a public-private partnership model. The 132 acres of depot land will continue to serve transport needs while also being used for mixed-use development.

Under the plan, Mumbai could see upgraded bus facilities, electric vehicle charging stations, staff housing, public parking spaces, commercial developments and other public amenities. The redevelopment is expected to generate revenue for BEST and help the undertaking strengthen its public transport services.

The move comes as BEST looks to become financially stronger and reduce its dependence on leased buses. The undertaking plans to use the revenue generated from redevelopment to expand its own fleet and improve transport infrastructure across Mumbai.

BEST has been an important part of Mumbai’s identity since 1873, connecting millions of commuters across the city for more than 150 years. The redevelopment of its long-standing depots could change the way these spaces function, turning them into modern transport and community centres.

The project will be carried out in phases, with plans including modern workshops, digital command centres, charging infrastructure for electric buses and improved facilities for BEST employees. The redevelopment model aims to balance commercial development with the need to maintain essential public transport services.

While the plan promises a major upgrade for Mumbai’s transport ecosystem, the redevelopment of valuable BEST land has also raised discussions around preserving public assets and ensuring that the undertaking’s interests remain protected.

With Mumbai rapidly expanding and public transport demand increasing, the transformation of BEST depots could play a key role in shaping the city’s future. From old bus yards to modern mobility hubs, these spaces may become a symbol of Mumbai’s next phase of urban development.
