Mumbai, August 13, 2026: Birla Estates Pvt. Ltd. has announced its entry into the Navi Mumbai real estate market with a major redevelopment project in Vashi. The company will redevelop Shiv Sai Co-operative Housing Society in partnership with an affiliate of Priyanka Group, a developer with an established presence in Navi Mumbai.
The project has an estimated revenue potential of approximately ₹2,600 crore, making it a significant addition to Birla Estates’ growing redevelopment portfolio in the Mumbai Metropolitan Region (MMR).
Spread across 3.06 acres, or approximately 12,382 square metres, the project will feature premium and luxury residences. The development is planned in one of Vashi’s established neighbourhoods and is expected to benefit from its connectivity to key parts of Mumbai and Navi Mumbai.
One of the project’s major advantages is its proximity to the Sion-Panvel Highway, which provides an important road connection between Mumbai and Navi Mumbai. Vashi railway station is also located nearby, giving residents access to the suburban rail network.
Connectivity in the area could receive another boost with the proposed Gold Line metro, which is planned to connect Chhatrapati Shivaji Maharaj International Airport (CSMIA) and Navi Mumbai International Airport (NMIA) through Vashi. If developed as planned, the metro connection could further strengthen Vashi’s position as a well-connected residential and commercial location.
The project is also being positioned around its natural surroundings. The proposed luxury residences are expected to offer views of the sea, landscaped gardens and surrounding mangrove areas. Birla Estates said the development will also follow its wider sustainability commitments across its portfolio.
For Birla Estates, the Vashi project represents more than a new residential development. It marks the company’s first entry into the Navi Mumbai micro-market, while also expanding its presence in the redevelopment segment.
Commenting on the development, Ananya Birla, Director at The Aditya Birla Group, said the company’s entry into Navi Mumbai reflects its approach of identifying markets with long-term potential and pursuing growth with discipline and responsibility.
She also highlighted the importance of trust in redevelopment projects. Unlike conventional developments on vacant land, redevelopment involves existing residents and communities. This makes communication, transparency and execution important parts of the development process.
The company believes the Vashi project will help strengthen its presence across the wider MMR. Birla Estates has already undertaken a redevelopment initiative in Khar, Mumbai, and the Vashi development adds another project to its growing focus on this segment.
KT Jithendran, MD and CEO of Birla Estates, described Vashi as a strategic entry point for the company’s expansion into Navi Mumbai’s redevelopment landscape.
According to Jithendran, redevelopment is not only about constructing new buildings but also about working closely with existing residents. He said the company’s approach to the Shiv Sai Co-operative Housing Society project has focused on transparency and building trust with residents.
The project also comes at a time when redevelopment is becoming an increasingly important part of Mumbai’s wider real estate market. Established housing societies across the MMR are exploring redevelopment as a way to replace ageing buildings with modern residential communities while improving amenities and living spaces.
Birla Estates said the Vashi micro-market has so far seen limited Grade A redevelopment activity. The company sees an opportunity to bring a large-format, sustainability-focused and future-ready development to the location.
The company’s entry into Navi Mumbai is part of its broader expansion strategy. Birla Estates is a wholly owned subsidiary of Aditya Birla Real Estate Limited, formerly known as Century Textiles and Industries Limited, and is part of the Aditya Birla Group.
The company develops premium residential projects across key Indian markets through different models, including outright land purchases, joint ventures and development of its own land parcels.
Over the longer term, Birla Estates aims to develop residential, commercial and mixed-use properties while building its position among India’s leading real estate companies. Its stated focus areas include sustainability, execution quality, customer-centricity and design.
Headquartered in Mumbai, the company also has regional offices in the NCR, Bengaluru and Pune. Its commercial portfolio includes two Grade A commercial buildings in Worli, Mumbai, with approximately six lakh square feet of leasable area.
With the Vashi redevelopment project, Birla Estates is now adding Navi Mumbai to its residential development footprint. The approximately ₹2,600 crore revenue opportunity also makes the project an important step in the company’s strategy to expand its presence in the redevelopment market across the MMR.
