Maharashtra Chief Minister Devendra Fadnavis laid the foundation stone for the Bajaj Finserv Campus at Koregaon Park Annexe in Pune, a landmark project designed to become one of India’s first AI-powered ‘sentient’ corporate campuses. The campus will use Artificial Intelligence (AI) and the Internet of Things (IoT) to sense environmental and occupancy conditions and adapt its operations in real time.
The foundation stone ceremony was attended by Sunetra Pawar, Deputy Chief Minister of Maharashtra, Manjusha Nagpure, Mayor of Pune, and other state dignitaries.
Speaking at the ceremony, Chief Minister Devendra Fadnavis highlighted the Bajaj Group’s contribution to Maharashtra’s industrial and economic development. He said Bajaj Finserv has emerged as an important player in the country’s fintech ecosystem by using technology to make loans, insurance and other financial services more accessible.
Fadnavis said the new campus would be not only one of the largest but also among the most intelligent and sustainable corporate ecosystems in the country. He also noted that the project would further strengthen Pune’s position as an emerging fintech hub.
Sanjiv Bajaj, Chairman & Managing Director, Bajaj Finserv, said the campus reflects the company’s commitment to sustainability and inclusion. He said the company’s focus on responsible environmental practices would complement its efforts to expand access to formal financial services.
Spread across 7.2 million square feet, the Bajaj Finserv Campus will serve as the corporate office of Bajaj Finserv and bring its diversified financial services businesses including lending, deposits, payments, insurance and investments together at a common address for the first time. The development is also set to feature Pune’s tallest steel tower and become India’s largest single-location financial services office.
AI and IoT at the Core
The campus is being designed around sustainability, environmental efficiency and employee well-being, with technology forming the foundation of its operations. AI and IoT-enabled systems will allow the campus to respond to changing weather, occupancy levels and environmental conditions.
Sensors and analytics will be used to optimise energy and water consumption, monitor crowd density and movement, and improve operational safety. IoT-enabled predictive maintenance systems will monitor critical infrastructure and help identify maintenance requirements before potential failures occur. Automation and robotics will also support various campus operations.
Focus on Sustainability and Well-Being
The campus will incorporate eco-efficient and biophilic design, maximising natural daylight and airflow while reducing cooling requirements. It will operate on renewable energy and target 80% water recycling, along with rainwater harvesting and zero-waste operations.
The project supports Bajaj Finserv’s goal of achieving carbon neutrality for Scope 1 and Scope 2 emissions by FY2032. Green zones will include Ayurvedic gardens, Miyawaki forests and replanted native forests featuring species from Maharashtra to promote biodiversity.
Employee well-being will also be supported through monitoring of air quality and temperature at floor and cluster levels. An integrated Bajaj One Employee App will provide access to campus facilities such as navigation, parking and bookings. A medical centre with telemedicine, emergency response and wellness support will further strengthen employee services.
The campus will also incorporate Indian art, craft traditions and heritage, including lost art forms, along with elements from Bajaj Finserv’s CSR initiatives. The project aims to embody the philosophy of “Made in India, Made for India, Made by India,” while combining technology, sustainability and employee well-being.
