Chembur, one of Mumbai’s well-established suburbs, is witnessing a remarkable transformation. Over the years, locations that once symbolised the area’s cultural, industrial and recreational legacy are gradually evolving into premium residential destinations. This shift is shaping a new identity for Chembur as a micro-market where historic landmarks and modern housing developments coexist.
For decades, Chembur was known for its studios, factories and institutional spaces. Today, many of these legacy locations are being redeveloped into upscale residential projects that offer modern amenities, better planning and an improved lifestyle. The change reflects a broader urban trend across Mumbai where old industrial and cultural sites are being reimagined to meet the city’s growing demand for quality housing.
One of the most notable examples is the land that once housed the iconic R. K. Studio. The studio, closely associated with the golden era of Indian cinema, remained a landmark in Chembur for decades. Its redevelopment has brought renewed attention to the locality and demonstrated how heritage spaces can be repurposed to create contemporary residential environments.
Similarly, the Dukes Factory once represented Chembur’s industrial character. As industrial operations across the city gradually moved away or closed down, several such land parcels opened the door for residential redevelopment. These spaces are now being transformed into premium housing projects that are redefining the skyline of the suburb.
Another landmark that continues to influence Chembur’s residential appeal is the Bombay Presidency Golf Club. Properties located near the golf course have become highly desirable due to their open green views and quieter surroundings. In a densely built city like Mumbai, access to expansive greenery adds considerable value to residential developments.
According to Vijay Choraria, Managing Director of Crest Ventures Limited, landmark-driven locations often become natural anchors for premium residential development. He notes that areas around the Bombay Presidency Golf Club have gradually evolved into distinctive residential pockets because they offer exclusivity, scenic views and connectivity to key parts of the city.
Developers have recognised the potential of Chembur’s evolving landscape. Prominent real estate companies such as Godrej Properties, The Wadhwa Group, Rustomjee, House of Hiranandani and Chandak Group have introduced several residential projects in the area. These developments are contributing to Chembur’s growing reputation as a premium residential destination.
Redevelopment is also playing a key role in this transition. Older buildings and underutilised plots are being replaced with modern residential towers that feature upgraded infrastructure, better amenities and more open spaces.
Improved connectivity has further strengthened Chembur’s appeal. Infrastructure such as the Mumbai Monorail, the Eastern Freeway and major road networks have enhanced access to South Mumbai, Bandra Kurla Complex and Navi Mumbai.
As redevelopment continues, Chembur is steadily emerging as a neighbourhood where historic landmarks are shaping a new generation of signature residential addresses.
