Mumbai has become the most expensive city in India for renting office space, according to new real estate data. The city saw a sharp 28% rise in office rents, driven by high demand, limited premium space, and steady business expansion.
The latest market report shows that Mumbai’s Bandra-Kurla Complex (BKC) and Nariman Point have led this surge. The average rent per square foot in key business districts has reached ₹250–₹300, overtaking Delhi-NCR and Bengaluru.
Hyderabad took the second spot, with a 13% hike in rental prices. IT hubs like Hitec City and Gachibowli are seeing increased demand from tech and multinational firms. Bengaluru followed in third, with around a 9–10% rise in office rents, primarily in Whitefield and Outer Ring Road zones.
City-wise Rent Surge Breakdown:
- Mumbai: 28% rise – Highest in India
- Hyderabad: 13% rise – Strong tech demand
- Bengaluru: 10% rise – IT & startup growth
- Pune & Chennai: 6–8% rise – steady growth
- Delhi-NCR: 4–5% rise – slower due to oversupply
Experts say the surge in office rentals reflects a strong return-to-office trend, corporate expansion, and rising demand for Grade-A buildings. Global Capability Centres (GCCs) and co-working firms have contributed significantly to this momentum.
With Mumbai surpassing global cities like Seoul and Bangkok in rent growth rate, Indian commercial real estate is proving resilient and attractive post-pandemic.
Analysts expect further rent increases in H2 2025, especially in premium zones, if demand stays high and supply remains tight.
