The Brihanmumbai Municipal Corporation (BMC) is set to introduce an artificial intelligence driven facility to transform approval processes in the city’s real estate sector. The move is aimed at improving ease of doing business by reducing delays, increasing transparency, and minimising manual intervention.
The announcement was made by Ashwini Bhide, Municipal Commissioner of Mumbai, during the ‘Change of Guard’ ceremony organised by NAREDCO Maharashtra. She said the new system would streamline workflows and enhance efficiency across the sector.
According to Bhide, the proposed AI-led facility will integrate multiple civic approval systems into a single digital platform. This will allow developers, architects, and consultants to submit applications and track them in real time. AI tools will be used for document verification, compliance checks, and predictive analysis, which are expected to significantly reduce approval timelines.
She highlighted that one of the key benefits of the system would be reduced human interface, leading to greater accountability and standardised procedures. The platform will also be able to flag discrepancies and ensure adherence to development regulations. This, in turn, is expected to bring clarity and confidence for stakeholders involved in real estate projects.
Speaking at the event, Ritu Tawde said Mumbai is steadily evolving into a model city for ease of doing business in real estate. She noted that construction proposal approvals are already being processed within 45 days due to improved digitisation and transparency. She added that the focus remains on faster processes, safer urban spaces, and a more accountable governance system.
The event also marked a leadership transition within NAREDCO Maharashtra. Kamlesh Thakur took over as President from Prashant Sharma. The new leadership team includes Jay Goenka as Secretary and Manan Shah as Treasurer. Industry members from cities such as Pune, Nashik, Nagpur, and Karad welcomed the initiative, stating that faster approvals will help reduce project costs and ensure timely delivery.
In addition, NAREDCO Maharashtra launched its ‘NAREDCO ONE’ digital app. The platform aims to connect developers on a single interface, improving communication and collaboration within the industry.
The BMC is currently in the final stages of preparing the infrastructure for the AI facility. It plans to roll out the system in phases, along with training sessions to ensure smooth adoption. Once operational, the platform is expected to redefine how real estate approvals are managed in Mumbai, setting a benchmark for other cities across India.
